    WARWICK SMITHER Development Director

    Warwick joined Genr8 in April ’21 as Development Director. His role is to help grow the business, building on existing projects and identifying and securing new opportunities across the UK.
    Prior to his appointment, for over 20 years he was a partner at Cheetham & Mortimer the highly regarded retail and leisure property consultancy. Warwick worked in this sector for 35 years and provided development consultancy and agency advice on a range of projects including: The Printworks, Manchester; Media City UK; Rochdale Riverside; Eastlands Manchester; Smithfield, Stoke; Chase Gateway, Hednesford; and, Leopold Square, Sheffield.

    LEONIE EDWARDS Head of Finance

    Leonie joined the business in 2021 to lead the in-house finance function and drive the business financial strategy.

    Leonie is ACMA qualified and has over 20 years’ experience in finance across both listed companies and SMEs, and has held senior positions across multiple finance areas, most recently at GIti Tire as Senior Finance Manager for Europe, driving improved commercial visibility across the businesses.

    MIKE SMITH Partner

    One of Genr8’s founding partners, Mike has been instrumental in the growth of the business over the last decade, securing significant opportunities and playing a leading role in guiding these projects through the delivery process to completion.

    He has been at the forefront of numerous public/private regeneration partnerships amongst them Stoke-on-Trent, Wakefield, Doncaster and Rochdale.

    Mike is one of the directors of Genr8 Kajima Regeneration Limited, a joint venture formed in 2021 following the partnership's success with Rochdale Riverside.

    ALAN HALL Projects Director

    Alan joined the business in early 2019 as Projects Director to support Genr8 in the management and delivery of its existing and future development portfolio and help build its Project Management services offer for external Clients and partners.

    Alan has joined from Turner & Townsend Ltd where he was working on high-rise residential projects in central Manchester. Prior to this, Alan worked for CRE8 Management Ltd delivering a range of private sector projects such as the GMP Force Headquarters for ASK Goodman, and Pierre Angulaire Ltd working within public sector regeneration for Manchester and Salford City Councils and developer representative roles with CEG.

  • RACHAEL BARLOW
    RACHAEL BARLOW Office Manager

    Rachael has been working in the property industry for over 30 years, starting out as an office junior. She has been Genr8's Office Manager and PA to the Partners since 2014, and has seen the business grow significantly in that time.

    Her expertise in diary management comes in very useful on an hour-by-hour basis, keeping everyone organised and knowing where they need to be when. Combined with her exceptional organisation of team socials and Christmas parties, as well as making sure the office is always well-stocked with biscuits, Rachael is a vital member of the team, keeping everything running smoothly down to the weekly Greggs run.

    Stuart Dick Development Director

    Having worked in Project Management Consultancy for over 25 years with both Capita and Arcadis, Stuart joined Genr8 in 2016. The transition “client side” was seamless as Stuart had project managed several of Genr8s developments over the previous years.

    Whilst Stuart’s input is now mostly at a strategic level on large scale developments, he likes nothing more than returning to his project management roots and personally delivering on key projects.

    JOHN EARLY Partner

    John has had a long and successful career in development and urban regeneration. He founded Genr8Developments in 2008. Previously he had been the Executive Chairman of AMEC Developments and under his leadership the company established itself as a national leader in the field of urban regeneration. John is one of the pioneers in the creation of long term partnerships with the public sector that are necessary to achieve successful long term regeneration.

    John has now stepped back into a non-executive role within Genr8 although remains passionate about and committed to the continuing success of the business.

    MATT BRENNAN Projects Manager

    Matt joined Genr8 in 2019 to make an impact on the expanding Project Management team and gain experience “Client Side”. Since then, he has engaged with and led multiple projects. These include: Smithfield, Stoke, in partciular the 730-space MSCP and Hilton Garden Inn; Upperbanks Rochdale, through enabling works and main schemes of Hampton by Hilton Hotel and two Build To Rent apartment blocks; and appointment to a 142-bed hotel at Telford Station Quarter.

    Providing a hands on approach to projects, Matt is a disciplined character, and channels his positivity directly into his working approach. A real team player and adept at forming relationships with everyone he can meet, Matt is also a founding member of a networking group called the ‘The Future Network’.

    KEV LE VOI Senior Projects Manager

    Kev joined Genr8 in 2020 and acts as a Senior Projects Manager on major projects. Previously with Deloitte and Zerum, Kev is currently project construction lead on the Campus for Aging and Vitality, located on the former general hospital site in Newcastle. CAV will become a pioneering health and living neighbourhood and is in partnership with Newcastle University. Kev’s also PM for St Ann’s Hospices’ fantastic new Hospice in Heald Green and led the pre-construction phases at our £60m Rochdale Upperbanks scheme, delivering 238 apartments and a Hampton by Hilton Hotel.

    OLLIE SIDAWAY Placement Student

    Ollie is studying Real Estate Development and Management at Salford University, and joined Genr8 part time in December 2021.

    Getting stuck in with the project and development teams, he does everything from joining site visits, recording site progress and collating documents to making a great brew in the office!

    Outside of work, Ollie loves to travel, exploring new cultures and cuisines - leading to many hours spent in his own kitchen attempting to copy recipes to varying degress of success!

    RICHARD INGHAM Partner

    A founding partner of Genr8 Richard has played a key role in the establishment and development of the business. Richard has led the successful delivery of Genr8’s projects at Halifax and Stoke-on-Trent delivering in excess of 650,000 of mixed-use development across Grade A office, Industrial, hotel, Build-to-Rent and family housing.

    Prior to setting Genr8 up Richard was a director at AMEC Developments where he was responsible for the delivery of a number of high-profile development projects including the inception and establishment of the now hugely successful Salford Central New Bailey scheme. Richard also played a leading role in the regeneration of New East Manchester.

    JOEL CHANDLER Development Manager

    Joel joined Genr8 as a Development Manger in early 2019 to drive forward the delivery of Genr8’s ongoing development projects, specifically the £250m Smithfield Regeneration scheme in Stoke-on-Trent .

    Joel was previously a land buyer at the UK's leading developer and manager of award-winning retirement communities, McCarthy & Stone, sourcing development opportunities in the North West. Prior to this, Joel worked for the Canal & Rivers Trust, a major land owner in the UK , on their portfolio of regeneration and development projects.

  • Tiffany Chevis
    TIFFANY CHEVIS Head of Marketing

    With a background in theatre, arts and destination advertising, Tiffany moved across to property in 2018, with a passion for the psychology behind effective communication and generating interest in places.

    Tiffany manages the marketing and communications across the Genr8 portfolio, from a corporate level through to overseeing on-site strategies for projects, from bid and build through to occupancy. She also maintains the Genr8 social media channels, and will usually be found snapping photos at team events.

    Having completed a Level 6 Diploma in Professional Marketing and gaining Chartership, Tiffany has a passion for learning and development, always striving to discover new ways of doing things.

Employee Ownership Trust

In November 2022, Genr8’s founding partners, John Early, Mike Smith and Richard Ingham made the decision to transfer the ownership of the company to an Employee Ownership Trust (EOT), in order to secure the independence of the business and create a succession plan that would enable our loyal staff to be rewarded and to share in the company’s future successes.

Whilst there is no change to the Board of Directors who continue to administer the running of the business, ownership is held by the Genr8 Employee Ownership Trust on behalf of our employees.

We believe this heralds the start of a new and dynamic chapter in Genr8’s future. There is compelling research which shows that a combination of shared ownership and employee participation creates a business that is more engaged, innovative, productive and sustainable.
